    Step One, Your Budget.  You will need an accurate budget of the entire scope of the project from removal, disposal and finally installation of your new carpet choice.  Choose a company that is well experienced with similar projects so that they can give you a detailed quote for your budget with no surprises.

    Step Two, consider hiring a professional designer who will unemotionally listen to your strata’s concerns.  Thru their experience and expertise, they will consider your existing building design, art work, paint and give you options that will put the WOW back into your building. An experienced professional designer will also evaluate your foot traffic and recommend the right product for a long lasting solution for your flooring needs.

    Step Three, choosing the right product. Decide if you would like to replace your floor with ceramic, rolled carpet or carpet tile. Likely your existing carpet is a rolled broadloom which is glued to the floor or installed over under cushion for acoustic and comfort benefits. Broadloom installations make it difficult to do repairs as well possible problems of wrinkling and fraying of seams are common. Carpet tile has been become a more popular choice because:

    • There are 1000 of styling patterns, colors and shape varieties for unlimited creativity.
    • carpet tile never delaminates (that’s carpet separating from backing), never has edge ravel, zippering but rather always lays flat. It’s warrantied!
    • If you are worried about sound travel? Carpet tile has variety of attached cushion options to dampen sound and reduce echoes in hall corridors.
    • If you get a bad stain or carpet damage issue, carpet tile is a snap to repair by simply replacing the soiled tile.
    • Carpet tile installation is exceptionally easy on walls compared to the old method of rolled broadloom that was known for scratching the walls.
    • Lastly, carpet tile reduces waste considerably as less carpet is cut away to fit width of the corridors. That’s good news for our planet!

    Finally, the most important step to a successful carpet replacement, is step five. Protecting your investment with a proper scheduled maintenance program:

    • Have a three step walk-off mat as you enter your building. Minimum 8’ long to remove some of the soil from outside works best. Vacuum these mats daily to decrease the amount of soil being tracked into your new carpet.
    • Weekly vacuuming of all tenant hallways is critical. Common areas may need to be vacuumed more often.
    • Once per year the halls need to be steam cleaned. Manufacturers recommend hot water extraction only.
