Polished and Decorative Concrete Maintenance

Polished and Decorative Concrete Flooring maintenance requires a cleaning schedule to help the floor maintain its mechanically processed finish longer and reduce the absorption of spilled liquids. It is of paramount importance to clean spills and stains from the floor as quickly as possible so they do not absorb into the surface and stain the floor.

Maintenance and Cleaning

Moving in Maintenance

  • Do not permit non-breathable protective coverings, rubber mattings, rugs or furniture that can prevent proper curing for 72 hours from the time of installation.
  • Only light pedestrian traffic may begin 24 hours after installation.
  • Normal traffic can commence 7 days after installation.

Required Maintenance and Tips

  • Clean up spills as quickly as possible.
  • Use only dust mop, microfibre mop or fine bristle broom to clean the floor daily to keep dust particles off the floor. Soils can abrasively ruin the clarity and shine of polished concrete.
  • Scrub the floor to remove surface dirt that can hide the shine and create a slippery surface.
  • Wash the floor with a pH neutral, non-acidic cleaner without sulphates, hydroxides, acidic chemicals and D-Limonene. Site test areas of the selected cleaner should be done to assure compatibility.
  • The application of highly acidic cleaners many etch or stain the surface, and reduce the ability of the floor to resist absorption.
  • Dilute the floor cleaning solution according to the product instructions.
  • Give the cleanser enough time to start breaking down the grime and suspend the particles before final mopping of surface.
  • Don’t allow the cleaning solution to dry on the surface. Clean surface in smaller areas to ensure entire cleaning process is complete before next area.
  • Use walk off floor mats at all entrance ways to remove salt and sand from shoes.
  • Use chair mats under caster office chairs.

What to Avoid

  • Stiff or aggressive bristle brooms or brushes as they may scratch the surface; i.e. stratogrit, nylogrit and other aggressive scrubbing brushes will alter the polish pattern and leave a dull appearance.
  • Acidic detergents as they will etch the surface over time and dull the finish; ie. detergents containing Hydroxides or Sulphates.
  • Do not let spills sit on the surface.

Daily Maintenance

  • Dust mop floor with untreated dust mop or microfibre pad.
  • Use neutral pH cleaner for incidental spills.
  • If wet mopping the floor, always use clean water and clean mops.
  • Spot clean and dry areas of concentrated traffic as needed.

Weekly Maintenance

  • Dust mop floor with untreated dust mop or microfibre pad.
  • Scrub floor with pH neutral cleaning solution using an automatic scrubber with soft scrub brushes or pads.

Monthly Maintenance

  • Dust mop floor with untreated dust mop or microfibre pad.
  • Scrub floor with pH neutral cleaning solution using an automatic scrubber with soft scrub brushes or pads.

Yearly Maintenance

  • Dust mop floor with untreated dust mop or microfibre pad.
  • Scrub floor with pH neutral cleaning solution using an automatic scrubber with soft scrub brushes or pads.
  • Review the polished floor for signs of permanent staining or loss of gloss. Use a light application of stain resistant treatment if necessary.
  • Re-apply a sealer to maximize the life expectancy of stain protection and gloss. Typically recommended to re-apply every 6 – 12 months in high traffic surroundings and up to 24 months in low traffic. Ask Beatty Floors to supply for your janitorial service.
